The following are some Excel tools we’ve put together that we have found helpful. They are free for your use. We hope you enjoy them and that they help. Please note, none of these tools give you a perfect analysis of the worth of a property. A lot of basic assumptions have gone into these tools to allow them to work. These tools are meant for educational purposes and are in no way a guarantee of actual worth, returns, or anything else. Many factors that are almost impossible to model go into determining actual returns and property value. However, we hope that these tools give you a good starting point and help in making decisions.

What is my property worth? (Basic Valuation)

One of the easiest and commonly used methods for valuing an investment property is the capitalization rate method.

​The cap. rate method simply divides the net operating income (NOI) by a market cap. rate to determine the property’s value. Note: NOI is your cash flow after all your operating expenses have been deducted but is before taxes, reserves, or debt service is taken out. Market cap. rates tend to be between 4% and 8%. Typically, the more stable or less risky the property, the lower the cap. rate will be. If you do not know the cap. rate for your area, talk to local investors or real estate agents. Companies such as CBRE also publish regular studies on market cap. rates.

This calculator is considered a “basic” cap. rate valuation tool because it looks at operating expenses as a percent of rent. Some investors have a general expectation that it will cost X% of rent to operate a property. Use this tool if you do not know much about the details of operating the specific property you are evaluating. Common percent of expenses used range from 25%-50%.

What is my property worth? (Detailed Valuation)

This calculator is considered a “detailed” cap. rate valuation tool because it looks more closely at operating expenses. Property tax, insurance, maintenance, management fees, and utilities, are all considered. Because the expenses are more precisely calculated, the NOI should be more accurate than using a percent of rent to calculate expenses. Because the NOI is more accurate, the valuation should be more accurate.

Just a few small changes can make a huge impact on the value of your property. Based on the “Basic” valuation calculator, this calculator lets you see the impact of changing the percent of rent for expenses, the cap. rate, or the rent. ​

An Investor's Best Friend

Every investor has their own set of rules, criteria, and ratios they look at when evaluating a property. This calculator allows you to incorporate your own criteria and looks at some of the most commonly used investment ratios to help you understand the property in the way that makes the most sense to you. This calculator also allows you to predict future returns and see outcomes based on the details and assumptions you provide.

Sell or Keep?

​This tool allows you to see where you are at with your current real estate investment, analysis it, and then compare it to another property. The scenario in this tool assumes that you will sell the current property and put all the money realized from the sale into the other property being evaluated. The goal of this tool is to help you decide whether you should sell or keep your current property.
